Breathing New Life Into a 1970s Flat

This project was close to our hearts — it was our first rental property, so it had to be done properly. Located near the train station in Tunbridge Wells, the 1970s studio flat had been updated over the years but was ready for a full rework to add real value.

The Brief: Create a One-Bedroom Flat

 

The goal was simple: take a dated studio layout and convert it into a bright, functional one-bed that would appeal to modern renters. To do this, we needed to tackle everything from structural walls to the final decorating touches — all while keeping costs realistic and ensuring a return on investment.

Condition Before: Solid Bones, Dated Interior

The flat was typical of a 1970s build — structurally sound but cosmetically tired. There were some minor damp issues and the internal layout wasted valuable space. Every wall needed replastering to achieve a flawless finish.

Our Process: Every Trade in the Right Order

 

Transforming a flat is never just about a lick of paint. This project involved a complete internal reconfiguration — moving walls, rewiring, replacing the heating system, and replastering every surface.

Structural Works: We removed and rearranged internal walls to create a separate bedroom, maximising natural light and space.
First Fix: All plumbing and electrical work came first, including re-routing an awkward internal soil stack which affected the kitchen design.
Second Fix: Plastering, decorating, carpentry, new fixtures and finishes were completed in a clear, logical order to avoid delays.
Quality Finishes: Walls were painted in Farrow & Ball colours for a fresh, modern feel — no shortcuts, no cheap tricks.

The full renovation took around three months, with every trade lined up in the right sequence to keep things moving.

 

The Result: Value Added, Future Secured

The end result? A smart, modern one-bed flat in a prime spot near Tunbridge Wells station — with an uplift in value of £60,000. It’s now light, spacious, and ready to bring in steady rental income for years to come.

No corner was cut — from the internal layout to the final coat of paint, it was all done the right way. The results speak for themselves.
